The money move
Your agent’s commission can work for you
Here’s something most buyers never hear. When a seller offers compensation to the buyer’s agent, that money doesn’t have to disappear into a standard commission.
We’re paid a flat fee, so we keep only our portion. The rest becomes leverage you can use toward:
- A lower purchase price, negotiated into your offer
- A credit toward your closing costs, where your lender allows it
Same home. Same process. More of the money stays with you. We’ll walk you through exactly how it works for your purchase before you sign anything.
Any credit is spelled out in your written buyer agreement, must be allowed by your lender and loan program, and is disclosed on the settlement statement. Compensation is negotiable and not set by law.

Getting it under contract on good terms is where the real work happens. One poorly structured offer can cost thousands or sink the deal. Our broker is a licensed real estate attorney, so every term gets a careful read.

How does the buyer commission savings actually work?

I’ve already found a home. Can you still help?
Absolutely. Buyers who already know the home they want are exactly who we’re built for. You bring the property; we bring the negotiation strategy, careful contract management and a way to keep more of your money at closing.
Does a flat fee mean I get less service?
No. You get full-service representation: showings, offer strategy, negotiation, contract management and closing coordination. The flat fee changes how we’re paid, not what you receive.
What if the seller doesn’t offer buyer-agent compensation?
It happens, and it’s negotiable. We’ll talk through your options up front, including asking for compensation as part of your offer, so there are no surprises.
Do you work with first-time buyers who want to tour a lot of homes?
Our model is built for buyers who already know what they want. If you’re early in your search, we’re glad to refer you to a trusted agent who’s a better fit, and we’re here when you’re ready to write an offer.
Do I have to use your closing company?
No. Flat Fee Real Estate also operates as a title agent, but you’re always free to choose any closing attorney or title company.
